Heritage Fields Design and Development Guidelines
The Heritage Fields Master Plan is a redevelopment plan for the former El Toro Naval Air Station located in Irvine, California. Working with a team of firms, MW Steele Group developed Design Guidelines for the overall Heritage Fields Community as well as detailed form-based design criteria for each of the three development districts.
This process will result in the creation of overriding design principles and regulations that will govern all current and future development at Heritage Fields, ensuring that the vision is implemented and that community character and high quality design will be achieved throughout. Breaking with the more suburban model that has been prevalent in the City of Irvine, Lennar, as the Master Developer has elected to draw upon examples of denser, urban neighborhoods in order to create a unique transit and pedestrian-oriented development.
