
Seahaus
Seahaus is a mixed-use project that incorporates ground floor retail space, a community room, and 138 luxury condominiums in a series of two- and three-story buildings; parking is located in two subterranean garages. The four acre site is located only blocks from the Pacific Ocean in San Diego, with considerable ocean view opportunities. The challenge of this project was to accomplish the development objectives of the client, while respecting the natural character and beauty of the site and the needs of the tight-knit surrounding community.
The majority of the east frontage of the site consists of flats that resemble townhomes, with doors from first floor units having direct access to La Jolla Boulevard. The western edge of the site is adjacent to single-family residences, and has direct views of the ocean from most second and all of the third floor units.
This project was strongly influenced by the community, as residents were concerned that a medium density multi-family development would not be appropriate adjacent to single-family homes. These concerns were addressed by designing buildings with different characters, preserving existing views through the site, and providing an active street front along the main street through the neighborhood.
