Island Village is a transit oriented, mixed-use development located in the East Village district of downtown San Diego.
This development was designed to include 280 affordable compact living units for very low-income residents (at or below 50% AMI). The project complies with new regulations adopted in San Diego for the creation of compact living units as a solution to a serious housing affordability crisis in downtown. The building is one of the first to be built under the new regulations.
The commercial street edges are defined by storefront retail spaces that relate to the commercial and pedestrian activity of the area. The single room occupancy residential units are stacked in four-story buildings, oriented around an internal residential courtyard. The project is located directly on a trolley line, offering residents and patrons easy access to downtown and greater San Diego. Common amenities for the residents include a living room, community kitchen, shared laundry facilities, and outdoor terraces.
